Accounts Receivable

  • Tenants pay rent via:
    • Money order via mail
    • CashPay at Walmart (Page1 provides account number)
    • ACH set up in the portal
  • Email owner aged receivable/delinquency report (Weekly/Monthly)
    • Email owner copies of tenant statements needed for eviction
    • Email tenant statement on the 10th if balance > 0
      • Virtual Post Office mailings $2 per occurrence
    • Email tenant monthly statement between 21st and 25th
    • Invoice tenants for damages per owner direction
    • Upload lease/lease addendum and rent amount
    • Create invoices and post management fees

Administrative Solutions

  • Reports:
    • Owner reports available in owner portal
    • Page1 can provide specialized reports based on a one-time fee of $25/hr
  • Enter client-provided budgets in Rent Manager ($25/hr)
  • 1099’s provided for vendors (Additional Cost)
  • Maintain operating reserve per owner’s set amount
  • Enter newly purchased assets in Rent Manager (client provides date of purchase, serial number and model number)
  • Monthly lease renewal notification sent to Owner
  • Page1 does not complete bank reciliations (Bills paid and receivable reports are provided)
  • Page1 tracks security deposits but does not manage the security deposit bank account
