Single family

Management Pricing

  • $75 per month per unit/residence
  • Included in monthly MGT Fee
    • Rent collection and processing (Including monthly rent statements)
    • Tenant communication and inquiries
    • Routine property inspections (drive by the property monthly)
    • Arranging maintenance and repairs
    • Financial reporting (monthly owner financial report, monthly A/P and A/R report)
    • Legal compliance (local landlord-tenant laws-fair housing)
    • Annual lease renewal including a property walk through and rent increase documentation. 
    • Additional walk throughs available with an additional fee of $50 per walk through.

Additional Fees

Leasing/Tenant Placement Fee

(equal to the cost of one month’s rent not to exceed $1,100) : Covers finding and screening new tenants.

  • Advertising the vacancy on Zillow
  • Software and hardware needed to accommodate brokerless showings
  • Review and processing of all applications
  • Background, credit checks, previous landlord verification, source of income verification, cross referencing sexual predator registry, cross reference criminal conviction database, photo ID verification via Verifast (application fee paid for by prospect)
  • Lease drafting, publication and signing

Maintenance and Repairs

  • Included in the monthly fee up to 3 service calls per month (Landscape and snow removal invoices will not count as a service call)
  • After 3 service calls, 5% will be added to the contractors invoice as a maintenance fee

Eviction and Legal Fees

  • Legal counsel-paid for by the property
  • Court filings-paid for by the property
    • Stamped eviction order signed by the judge issued by the clerk
    • Cost to schedule the sheriff to attend the eviction (cost differs by county)
    • Tenant service by a third party service provider: cost is usually $35 to $45. (Service and notarized proof of service included)
    • One time fee of $50 to Page1 to create and provide copies of documents needed for eviction. Including but may not be limited to: 5-day notice, tenant statement, copy of tenant lease, copy of notarized proof of service, one court appearance if needed (legal counsel fees not included)
