(equal to the cost of one month’s rent not to exceed $1,100) : Covers finding and screening new tenants.

Software and hardware needed to accommodate brokerless showings
Review and processing of all applications
Background, credit checks, previous landlord verification, source of income verification, cross referencing sexual predator registry, cross reference criminal conviction database, photo ID verification via Verifast (application fee paid for by prospect)
Lease drafting, publication and signing

Included in the monthly fee up to 3 service calls per month (Landscape and snow removal invoices will not count as a service call)
After 3 service calls, 5% will be added to the contractors invoice as a maintenance fee

Legal counsel-paid for by the property
Court filings-paid for by the property
- Stamped eviction order signed by the judge issued by the clerk
- Cost to schedule the sheriff to attend the eviction (cost differs by county)
- Tenant service by a third party service provider: cost is usually $35 to $45. (Service and notarized proof of service included)
- One time fee of $50 to Page1 to create and provide copies of documents needed for eviction. Including but may not be limited to: 5-day notice, tenant statement, copy of tenant lease, copy of notarized proof of service, one court appearance if needed (legal counsel fees not included)
